Yes, but this only optional, since the land is already legally in your ownership.

How to Register ownership of your plot of land with the Land Registry in England - Optional

  1. Once the Transfer has been signed by both parties, you are legally the owner of the plot of land. There is no obligation to record this plot transfer with the Land Registry in England, since we cannot legally sell the plot to any third party. However, should you wish to record your ownership with the Land Registry, then please read the following remarks.
  2. Shortly after purchasing a plot of land, you will obtain a Transfer document (Form TP1) from us. The Transfer must be signed by you and properly witnessed, and the witness must enter their name address and occupation. A sample Transfer document can be viewed by clicking here. Plan No. 2 mentioned in the Transfer document can also be viewed by clicking here.
  3. You must then send to us within 3 months the Transfer signed by you to the Association Manager, Lilford Hall, Lilford, Oundle, Northamptonshire, PE8 5SG, England.
  4. The purchase will be then completed by us signing and dating the Transfer sent by you, and returning the Transfer now signed by both parties back to you.
  5. If after completion of the Transfer you wish to register your title at the HM Land Registry, then you will be responsible for applying to HM Land Registry for registration of the Transfer on Form AP1. We will forward to you a completed Form AP1 for signing by you, when we return to you the Transfer signed by both parties. A sample Form AP1 can be viewed by clicking here.
  6. In conclusion, firstly the Transfer needs to be signed by you, secondly the Transfer needs to be signed by us, and optionally the Transfer (now signed by both of us) then needs to be sent to the Land Registry with a Form AP 1 signed by you.

A. Yes, it can be freely transferred, and no, there isn't a fixed resale price.

A. Yes, but only during daylight, since the Walled Garden is locked for security reasons at night.

Q.Who will maintain the land?
A. We have appointed a maintenance company to maintain the whole of the Walled Garden, at no cost to the owner of the plots of land.

Q.How will the land be maintained?
A. The Walled Garden will be kept grassed, and the grass cut regularly during the growing season of March to October.

Q.Are there any ownership expenses or costs after the plot of land is purchased (annual or otherwise)?
A. No.

Q.Are there any government or state taxes due after the plot of land is purchased (annual or otherwise) such as VAT, stamp duty, transfer tax or council tax?
A. No.
